TRANSFER of MEMBERSHIP FEE: $1,000.00 – This fee is due upon application.

FEE : $7,500.00 – A new resident, who purchases a home from a non- member, or a member who is not eligible to transfer membership, will pay an initiation fee. (By-law Article III – Membership)

MEMBERSHIP DUES : $1,049.00 – This is billed on or before May 1st and is due by May 31st.

SENIOR DUES : $525.00 – Senior Citizens (age 65 and over) will receive a discount of 50% of the current dues. 

This discount is given to eligible Senior Members upon application and proof of age.

CHILDREN’S DUES :

First Child: $75.00

Second Child: $50.00

Third Child: $25.00

4+: $0.00

Dues for children begin when the child is age 5 as of June 1st and continue until they are 18 as of June 1st. (There may be an additional fee for swim team & or swim lessons.)

Children’s Dues for discounted Senior Household $100.00 each. (Only if the grandchild is a non-resident, considered a “visiting” grandchild that wants to participate in our beach activities).

Dam Update:

In accordance with NJ Dam Safety Standards, the HCL dam must be rehabilitated. We expect the work on the dam to begin in the next one or two years. We have a state loan for a portion of this expense that will be paid back over approximately 20 years by the community. The best option for funding the balance of the cost is being investigated and may include another state loan, a private loan or other fund raising. At a recent presentation to the community, we provided an estimated annual cost for the work and it was roughly $340/year for each homeowner on average. It will be somewhat proportionate to the property taxes, so higher taxed homes within the community could be more, lower taxed homes could be less.  Things could change as the project develops further but our goal is to make this important work not unreasonably burdensome to the homeowners. We will keep the community updated as the project progresses.
